Our approach to design is centered around creating a bespoke and personal home for each client. This is why starting with the site analysis is key. We take the time to get to know your landscape, study the topography and draw inspiration from the natural elements found on your site.
This will be the starting point into creating a home that perfectly blends with its surroundings. We offer an in-person site visit to our clients within a 1.5 hour radius from Barrie ON. Otherwise, we take the time to do extensive preliminary research at the workshop.

The design phase can be a deeply personal experience. We begin by meeting with you to understand your desires and lifestyle so that your home is a direct reflection of your aspirations. We carefully plan the ideal lot placement, sun exposure, material selections, focal point features and layout as we find the perfect balance between function and form. All while considering your local by-laws, building code requirements and permit application processes as we plan your project.

These documents are where dreams become reality. We can equip you with MEP (Mechanical, Electrical & Plumbing) plans, Truss design and BCIN and/or Engineer reviews. Alternatively, we can collaborate with your own trusted team of professionals. These will be the documents you use to submit for permit with your city.

An artistic representation of what your home will look like with photorealistic qualities can be a great help when you are envisioning yourself in your new space. Available for interior or exterior you will get a true sense of the materials, massing and scale of your project. These renderings serve as a great tool for your decision-making process and also an exciting visual as we plan for the real thing.

Most projects benefit from a full scope of design, in this phase we specify finishes, fixtures and details for the interior and/or exterior. As we design your home, we take a holistic approach that ties each aspect of the project together from focal points, through to accessory buildings. Building from our preliminary conversations, your own inspiration and our years of design experience, we ensure every detail of your project is considered.

Depending on your project location the city may require additional design details paired with the architectural drawings. Such details typically include septic design, P.S. Eng. (Professional Structural Engineering) Truss plans, and supplier details. While this process can seem intimidating, we work with our vast network of professionals to bring everything together for you.

After the design phase is complete and you are moving forward with your build, we are available to oversee the project development to ensure the integrity of the original design stays true. Weather there are unknowns that arise causing you to pivot quickly, a manufacturing shortage or a detail review that is needed, we are here to help. Our goal is to take the pressure off of you and to see that your dream project comes to life.

The total cost of the project can vary greatly depending on several variables. For example, the scale of your project, if you plan on including accessory buildings, the township requirements for your build and the quality of finishes you’d like to use.
However, we do offer a comprehensive quote to our clients outlining all the services they wish to include and the requirements their specific project has.
We work with the belief that communication is key and will ensure everyone is on the same page before moving forward. While we can’t offer a one-size-fits-all answer to this question, we would love to hear more about your unique project so that we can put a plan together for you.

Different stages of the project require different amounts of time. The architectural design phase is typically the biggest variable and we recommend clients take their time here as we develop the style, layout and details of your design. This phase is of the upmost importance, and why we suggest finding a designer whose work and service aligns with your vision.
After this phase is complete your design could be permit ready in 3-4 weeks. Our average projects run 3-4 months from initial client meeting to permit submission. Keep in mind this process could be expedited if a client prefers a quick pace or elongated if you need more time or the project has a greater list of requirements.

We recommend starting your conversations with builders in the beginning to understand the price per square foot to build your home. This is a big factor to consider in the initial architectural design phase so we can ensure your design falls within your budget. The cost your builder provides, the cost of your land and our comprehensive design quote will all be used to offer a working total for your project. As the design becomes more detailed, other trades will be able to provide estimates and your final cost will become clear.

Ideally you will begin your design a few months ahead of when you plan on building. There are several factors that could delay your timeline, including applying for a minor variance, Canadian winters, or taking extra time in the architectural design phase.
